Property market first quarter 2024

Great part of the owners of second home are people from Barcelona due the proximity between Barcelona and Costa Brava. As expected, a large part of foreigns buyers are from France because of the exactly same reason as the Barcelonian buyers.

In this blog, we are going to analyse the first quarter of 2024 in the Costa Brava. According to the data given by the Asosación de Agentes Inmobiliarios de Catalunya (AIC) and the Colegio de Agentes de la Propiedad Inmobiliaria (COAPI), this first quarter there have been 24.238 sales in Catalonia which mean an increase of 18.2% respect the last quarter. However, looking at the first quarter in 2023, there has been a decrease of 4,7%.

Now, we’ll focus on the sales in the Girona province in which Costa Brava is. The total number of sales this quarter have been 3.446 which supposes a 14,2% of the total sales in Catalonia. If we compare the number with the fourth quarter 2023, there has been an increase of 12,7%. The average price per m2 is 2.246 euros, which has increased a 0,2% respect the last quarter. More or less, the 29% of the properties sold in Girona province are bought by foreigns, which is the highest % in all Catalonia.

If we exclude Girona city, the city with most sold houses are:

  • Roses (9,27%)
  • Lloret de Mar (7,74%)
  • Castelló d’Empuries (7,10%)
  • Blanes (5,74%)
  • Palafrugell (5,23%)

Even though, the Girona province is not only Costa Brava, these 5 cities are located in or near the Costa Brava (always excluding Girona).
